Our relationship with Lennar and the Everything included hype home buying experience has eroded into an almost full blow war ! We are in our final walk through stage and you can actually see the process from beginning to end get ugly. Of course they dazzle you with the shinny things and it is enticing , they promise you the world and they are nice at first and you appear to get a lot of bang for your buck , but all these things in the end are just one big LIE !! They are a very controlling entity , they act concerned for the community , environment and you , but they are a dictatorship.....plain and simple !! As I mentioned we are in the final stages of this process of buying a home with Lennar and to be honest I wished I would have never started . I quite honestly don't know how this is going to turn out . We have put down a considerable sum for down payment , have excellent credit , never-ever defaulted on anything after 40 years , solid jobs and have been treated at times like scum !! I have never-ever run into an organization such as Lennar and I have bought and sold several properties . Yes, I read the online reports from others regarding Lennar and I took it with a grain of salt . It seems Lennar as a whole is a disreputable company and hides behind the almighty dollar (payoffs) ! Without going into details , there are many , let me say stay away from Lennar !! They sell a cheap product even at 300 k , they are hustlers , they are all about making the sell for a bonus , they hold back details on all sorts of things until the very end ......then they Gotcha ! They should be avoided at all costs !!!!!!!! Buy an older home , get it inspected , find a reputable realtor ( good luck ) and do you home work .

We purchased a brand new home and 2 months after we moved in we got termites. Builder tried to tell us they were fire ants but I had an exterminator come out and they were termites. They finally agreed to take care of it but they didn't. They called some pest control that came and did a half ass job and drilled holes in our walls and never came back to finish job. 11 months later termites were back. Our home is cracking on the inside and you can see the stud nails breaking through the plaster. Our driveway is separated so much from street that u can see the steel bars. Our garage is about 3 inches separated from drive way. Our plumbing was awful and I had to get a plumber out there to fix things. It would let out this sewer smelling stench and the guy from Lennar told me its cause the pipes were dry. Gimme a break. So in a nut shell we feel like we are in a nightmare. This was the 1st we'd ever bought and now not so sure we want to again. We live in New Braunfels Tx and this Lennar neighborhood sucks!

Summer 2011 I had the misfortune of stumbling across a "Lennar community" in Orlando, what was supposed to be a secure and upscale subdivision. These houses are multiplex units consisting of six individual home units per building, each unit consisting of two stories and a built-in garage. The particular unit I was interested in was finished several months prior and was being used as a model home. I was happy with the floor plan and the location and decided to buy it as my first home.
They delayed the initial walk-through until a few days before the closing and I had noted that there were some flaws, mostly scuffs and dirt marks on the walls, but also a chip in the plastic of the shower and some cracks in the walls. I also noticed that there was physical damage to the kitchen window frame. They told me all of these things would be fixed before I moved in. They also assured me that the carpets would be cleaned. Additionally I noted that the security system and garage door opener were not installed and they told me it would be done. With all of that was going on, and my eagerness to purchase my first home, I overlooked several anomalies in their process.
On the day of the closing the person I was supposed to do the walk-through with did not show. I had to push the closing the next day. While doing so I mentioned that I would have a home inspector with me to check things out. RED FLAG - the Lennar rep said they do not allow home inspectors during the walk-through. My Realtor was with me and she said not to worry because new homes from reputable builders don't have these problems - big mistake.
Part 1 - The Home
During the final walk-through I noted that a bunch of the marks in the walls were still present. I also noticed the shower was not fixed and the security system and garage door opener were still not put in. They said that all of that would be fixed within the next few days when they arrange their contractors for it. After that I closed on my home, and received the keys and paperwork. When I got home that evening, the keys didn't work.
I called the Lennar 24-hour emergency service number and found that it was simply an answering service that could do nothing except create support tickets for the staff to receive the next day. Then they said that the earliest they could send someone to fix the door would be the following week. I started making an issue of the fact that I just spent hundreds of thousands of dollars on a new home only to not be able to go in because the keys were not working. Eventually they sent someone that afternoon, and I was finally able to go inside what was now my house. The damaged shower was also patched that day with a contractor's craftsman filling the defect with new plastic molding.
The following morning I found that I had a hot water problem, it was only lasting for 2-3 minutes before going cold. The earliest they could send someone was THREE WEEKS LATER in which many cold showers later they sent a contractor which found the AO Smith hot water heater had a bad temperature controller and repaired it. After that I still continued to have the problem only to be instructed to remove the cover panel and adjust the temperature myself a week after I called customer service with no answer. After that the problem was fixed, until the unit's second temperature controller failed a year later but was replaced under warranty again.
When the cable company came to set up my TV service they found Lennar did not hook up the wiring properly and the cable outlets had to be replaced. It was repaired free of charge by the cable company.
The week after closing I asked when they would be installing the security system and the garage door opener. Lennar told me to call the supplier's number that was on the sticker to receive the alarm system. Then they told me that there a garage door opener was NOT included with the property but that it was prewired for me to install my own. I reiterated that it stated on the Lennar checklist, which is part of the contract, "prewired garage door opener" as being one of the included items. They then repeated that means that the wiring is there for me to install my own and that they would not provide one. (BAIT AND SWITCH)
When I called the security system vendor they stated that I would need to pay $300 for the system plus a ridiculous amount per month for monitoring to get it at that price. When I called Lennar again telling them their checklist states "prewired security system" as being included they gave me the same story, that a security system was not included but that only the prewiring was, and furthermore the prewiring was proprietary to that one company's overpriced system. I ended up getting a DIY wireless kit from a more reputable vendor which still cost me money I shouldn't have had to spend.
I also noticed that where they "cleaned" the scuff marks they simply repainted over them. In the light you could tell they used the wrong paint in those spots, and many other spots on multiple walls where the coat did not appear proper. I brought this up to Lennar and they basically said that touching up the paint is part of routine maintenance and "you should act like other responsible homeowners and take care of it yourself". I was appalled by this statement and of course many of the scuff marks are still there. When I reviewed the matter with an expert painter he confirmed this phenomena of "flashing" which is caused by improper application of the coat, the only way to fix this is to apply brand new coats on the affected walls. Lennar refuses to fix the problem, I later found out the painting contractor went out of business. An appeal to a supervisor (whose contact information was a struggle to find in itself) resulted in only the one worst painted wall being repainted, which during that time the kitchen sink was damaged, and after Lennar attempted and failed to buff out the damage Lennar completely disdained itself from any responsibility to replace the damaged sink.
A month after purchase I vacuumed the floor to find that the carpet fibers clogged and ruined the vacuum. It was clear that the carpet was not professionally cleaned as promised. Lennar is still refusing to provide the carpet cleaning I was promised. Also there were some hard clumps in the carpeting, when Lennar sent the floor contractor he found there were solid pieces in the floor padding and cut them out. He said "this is normal for recycled padding" and that as it essentially consists of leftovers stuck together that this can happen from time to time. I bought a brand new house and had no reason to expect reuse materials would be used in this manner. Lennar refuses to replace the padding with new material. Furthermore there are numerous depressions in the pad that have since formed for no apparent reason which Lennar considers "normal wear" while flooring experts consider it to be greatly deficient.
Also there were hard metal nails jutting out of the kitchen cabinetry on the inside, which was repaired by the contractor. In one of the bathrooms one of the pieces of cabinetry was not attached properly, Lennar said the problem was water damage which voided the warranty. I was outraged of the insinuation that I water damaged the cabinet. I called the contractor directly who came out and confirmed the problem was a manufacturer defect, and repaired it.
The master bath marble counter-top is not flush with the wall and there is a sharp broken piece of wood on the bottom of it (apparently a shimmy) in which is hiding more holes in the wall. It appears warped, is not smooth and has apparent sanding marks all over and was measured to be leaning forward 1/2 inch, even though Lennar's own warranty document considers this a deficiency, Lennar refuses to replace it, stating it is still within guidelines.
The glass on the peephole on the door had physical damage which prevented me from seeing out, when it was replaced by Lennar it was determined the old one was not only damaged, but also installed incorrectly.
When winter came I noticed that there was a leak in the master bedroom window frame during a rainstorm. It was found that the glass was defective and it was replaced. During the repair a stain from spilled glue had formed in the carpet which Lennar refuses to fix.
As it started getting cooler, I noticed the master bathroom got really cold, really fast. No amount of heating would warm this room and so I could not use it throughout most of the season because it was freezing. Subsequently when it gets warmer outside this room is getting warmer than all of the other rooms and will not cool down no matter how much I use the A/C. Lennar did not address the issue until one year later by setting up an A/C balance, which did not fix the problem. Only after a structural repair to the bathroom floor months after that due to loose tiles caused by the floor sagging, did I see first hand that there was only an incredibly thin strip of insulation in between the floor and the exterior patio ceiling below it. The contractor himself stated it to be inadequate and was likely causing the problem. I instructed Lennar to look into the matter of this insulation, three months have gone by with no answer to the matter. To add to this, the floor now appears to be sagging at the opposing wall.
Just weeks after purchase the front door knob became stripped and had to be replaced. Additionally I noticed that there were screws missing in the stair railing mounts and a contractor was sent to install new screws. Had these rails detached due to this neglectfulness I could have fallen.
I also saw outside that there was apparent damage to the stucco and other residents of Lennar buildings in the neighborhood were complaining that the stucco was breaking away around the piping to the utility boxes and all over the outside wall because the work was not done properly. Over time major cracks had formed on my home as well. When I called Lennar they said they were not obligated to repair the outside, that it is the HOA's responsibility. Essentially they are refusing to stand behind their own product, warranty, and obligation for material defects occurring on brand new buildings that are just months old. As a result my brand new home looks like a piece of $%*t. At least I have an association that is stepping up and fixing it, rather than leaving me in a position of a perpetually deteriorating home.
When it began to warm up I noticed that some insects were coming in through the kitchen window. I opened the window to find the frame damage I noted in the initial walk-through had not been repaired. I contacted Lennar and their contractor came out and confirmed the entire window would need to be ripped out and replaced. When they installed the new window I noticed it was not the same as the original one. They told me that the original window manufacturer was no longer in business so that this one was the only one they could use. It wasn't even the same styling/layout and the color of this new window and track was different. It seemed and felt cheap. I asked them to confirm if this model was the same quality and value as the other one and they said yes. After they finished I noticed stains on the outside frame which wouldn't come out, and that it also the frame physically protrudes outward from the building to a noticeable degree. Additionally they used all of my touch up paint.
About a month afterward my suspicions were later confirmed that this window actually was an inferior and cheap replacement, which did not compare to the quality of the older window had it not been installed damaged. I knew because outside air and insects were coming in throughout the frame and a family friend with construction experience confirmed that this window is clearly a cheap replacement.
Immediately when I found this out I contacted Lennar and told them that this new window is not of equivalent standards and needs to be replaced with a better one. Lennar refuses to perform their obligation to replace the window with one that is of equal or superior quality to the original window. They state that the new window meets the code requirements and additionally there is no requirement for windows to keep out bugs and therefore they will not change out the window. I told them that it doesn't make a difference what the code is, that the fact of the matter is that the new one is not the same quality as the old one. They said well that this is the window that they are using in all the new homes now, and that I would need to get a letter from a certified contractor attesting to this to add to "my file" and that they would then take it "under consideration." Additionally they refuse to give me replacement touch-up paint because "we no longer include touch-up paint with new homes."
In one of the bathrooms the wall appears to be pealing away. Lennar told me it was just misapplied drywall tape and said I should BUY, out of my own pocket, glue to stick it back in place despite this being an issue that should be fixed under warranty.
The stairs at the top of my staircase began to lean forward posing a fall hazard when going up and down the stairs. Two months after the complaint a contractor confirmed the wood was defective and replaced the top four stairs.
A plumbing issue developed where the master bathroom outflow kept backing up with air pockets, water collecting, and bubbling noises coming from the pipes. It was found that the plumbing wasn't installed sloping right. I was left with a gaping hole in my living room ceiling for over a week until the problem was supposedly fixed.
There were at least 20 holes above my cabinets in multiple places, it appears someone from Lennar had attempted to fix this with bathroom tile caulk before I bought the home. The wall also feels weak in that area which I believe this may be damage from a possible attempt to hang model furniture. This has since been patched.
The front door hinges are showing extensive rust. Lennar constantly refused to do anything about it claiming it was normal with the humid Florida weather. However a door hardware specialist said this would be the result of improper galvanization of the part, a manufacturing defect, that this shouldn't happen for five to ten years at least. Lennar now says they have no obligation to replace the part as the contractor has gone out of business.
An electrical problem was identified when I tried to install ceiling fans. After Lennar refused to help stating that ceiling fan installation is not covered under warranty, I pressured them further and was given the contractor's information. After the contractor confirmed Lennar gave authorization for the work, they identified wiring defects and fixed the problem, only to then unscrupulously bill me months later, and of course Lennar refuses to protect me from their own contractor behaving as badly as them!
There is extensive cracking forming in the walls, it is worst in the garage where it runs the entire length of the ceiling where it meets the wall, and is wide enough to see into. There was also faulty workmanship around multiple windows where there were gaps in the drywall that were simply filled with caulk and painted over leaving noticeable indentations in the wall bigger than one's finger. Additionally there were holes forming in the garage ceiling around where the door tracks were installed. Lennar says they are all just the result of "settling" and that I should repair them myself, an appeal to a supervisor resulted in many of these items being fixed except the large cracks in the garage. The drywall contractor said that Lennar installed the garage door tracks improperly, causing the holes to develop in the ceiling.
Also one of Lennar's contractor's trucks had leaked a substantial amount of oil on the driveway. Lennar refuses to take responsibility and clean their mess, falsely accusing my car of being the culprit.
As time progressed I realized when a contractor Lennar hired to do work on a home goes out of business, Lennar does whatever it can to try avoiding to fix it knowing they would have to pay out of pocket for the repair. I can count three contractors so far. So some items apparently had no warranty coverage at all before I even moved in the home. And of course it is greatly distressing when Lennar's representatives use the terms cheap this, cheap that, cut-corners, reject product, we know it's substandard but it is an industry practice, to describe the home I paid top dollar for from them.
Part 2 - The Neighborhood and What They Didn't Tell Me
Lennar represented this neighborhood to me as a upscale and secure "Lennar community" but that is far from the truth. This community actually was built by Engle/Tulsa Homes which went bankrupt and that it was only the last five buildings (30 homes, mine included) that were being built by Lennar after they bought the assets of Engle/Tulsa. The first day after I signed the contract for the home while waiting for my front door to be fixed the Lennar rep spent a good hour bad mouthing the Homeowners Association and "their poor upkeep of the community"! In reality that was the furthest from the truth... which I later found out at the first HOA meeting.
I found out afterward that the neighborhood had been plagued by high crime dating back to when Engle was still building homes, but this had not been disclosed to me at all. There had been frequent burglaries in the community and other incidents which had caused me to feel afraid in my own home, despite Lennar falsely representing my community as safe.
Furthermore the west side perimeter wall was never built after Lennar bought Engle/Tulsa and Lennar has refused to erect a barrier, as a direct result the security of the neighborhood was severely compromised. Therefore, the "safety" of the community was blatantly misrepresented. I also identified another community Lennar is constructing in a high-crime area with no perimeter walls or fencing whatsoever, of which their representatives are currently making the same false claims regarding security.
When the residents of the subdivision and HOA had complained to Lennar and demanded they fix the problems that were occurring with the Engle buildings, which were now the responsibility of Lennar, Lennar filed a lawsuit against the HOA to intentionally cause distress to the community and willfully avoid meeting their known obligations.
Also during the purchase of the home, Lennar failed to disclose to me that the HOA dues were rising due to the problems THEY CAUSED such as damage to the irrigation infrastructure and roads, and additionally after closing they refused to provide to me a wireless remote for the entry gate.
Part 3 - The Appliances
The home was equipped with a supposedly new GE side-by-side fridge, glass top range and stove, microwave, dishwasher, clothes washer and dryer.
The clothes washer has damaged numerous items of clothing, when I was looking at the house I was told it did have a gentle cycle, I specifically asked about that. Turns out it does not have a gentle cycle, they originally said that "pulsed" was the gentle cycle and then now they say I should use a whole mirage of settings and separate washes for my different types of clothing with this model. Lennar refuses to provide me a washer with the required setting that I need, that I was told the provided washer would have.
Since day 1 I have had issues with the fridge with condensation forming in my beverage and food containers causing my groceries to constantly spoil prematurely. I have had nothing but excuses from GE and Lennar, raise the temp, lower the temp, I need to put more things in the fridge, put the things in smaller containers, etc. They have not done a proper workup of the fridge and they have refused to replace it claiming "it is working properly". There is no reason I should be stuck with a defective appliance.
The dryer vent tube was installed improperly and Lennar refused to fix it despite bringing it to their attention in the walk-through (it was too long and had bends in it, in violation of manufacturer instructions). They claimed GE installed it and it was their responsibility. GE's tech said they didn't install the appliances however they fixed it anyway.
I later found that the appliances had actually been in the home since it was built as a model home. Despite that Lennar refuses to give me new ones, stating that the appliances that were put in the home were the ones that I get with the home, despite that they had been used for a period of nearly a year.
All in all, I have missed a lot of work to get issues fixed, and I have encountered so many encumbrances, problems, and broken promises with the home. I expected a whole lot better.

We moved into our Lennar home nearly eight years ago, and from the time we first moved in until the present time, we have had an odor problem in the home. It is an indescribable odor - in clothing and other fabric or upholstered furniture, it is a musty, moldy smell. Other times when it can be detected in the air, it has a chemical/rather acidic type of smell, often with a sweet, background odor. Other than when you first enter our home, the odor is usually not obvious, but it is readily apparent in our hair and clothing and other items when we leave the house/take items from the house. After awhile numerous guests and family members who had stayed here informed us that the odor was in their clothing, hair, luggage and other personal items. It remained/remains in their items for weeks, even months, and was even detected in our son's office by a co-worker when our son wore a sport coat to work that he had worn here weeks before. Lennar has worked with us periodically to resolve this issue, though there have been long lapses of time when they promised to get back with us on an outstanding issue, but didn't. They have now refused to do anything else unless we can prove that the odor is from a construction defect. We have spent thousands of dollars on many types of testing, but nothing has revealed the source of the problem. We are also aware that the odor is in food items taken from our home to the point where it can be "tasted." Another point of interest is that two other homes on our street have the same problem, and both of those homes are the same model as this one. It seems obvious that the problem has something to do with a design flaw or construction defect/error, but so far we have no proof. We are retired, and never expected to be spending our retirement years like this. This problem has caused us much frustration, embarrassment and even family conflict, as many of our family members are afraid to stay here.Any information or assistance that anyone could provide would be greatly appreciated.

We took ownership on our home in October 2003. We had minor issues, frustrating but not the end of the world. In 2009 I noticed water marks on the drywall in the garage. We called a roofing company and they said the roof had a flat spot so the snow and rain puddled on the roof. We called Lennar and they had someone come put a pitch on the roof. Now 2 years and 4 months later we have been sick with allergies and pneumonia so I started checking around the house. We have a ledge in our basement that happens to be the same wall in the garage and I found mold. I called Lennar to come look at it and they said its our problem because we are 4 months past the warranty period.
This company has no ethics, and they are so unprofessional. I called the headquarters customer care and he was just as rude as the local guys.
If the roof would have been properly installed when the house was built we would not have this problem. I am so shocked and appalled at how I was treated and spoken to. I've spoken to 3 levels of customer care employees including headquarters and they were all so rude. I wonder if this is how they are trained.
I'm not asking for medical bills paid and money... I just want them to fix the problem they created.

HEY BILL READ YOUR STORY ABOUT LENNAR. WISH I WOULD HAVE READ THE COMPLAINTS BEFORE WE PURCHASED OUR HOME. WE BOUGHT A "SO CALLED" NEW LENNAR SPEC HOME IN JUNE 2011, THAT WAS BUILT 10 MONTHS EARLIER AROUND AUGUST 2010. NEVER BEEN OCCUPIED PRIOR TO OUR BIG MISTAKE OF PURCHASING IT. WE HAVE HAD NOTHING BUT ISSUES WITH IT IN JUST 7 MONTHS:. DOORS WONT OPEN DUE TO SO CALLED HOUSE SETTLING YET AS THEY SAY AFTER ALMOST 2 YRS OLD;. THE DRY WALLS IN MOST OF THE ROOMS ARE CRACKING ALL THE WAY ACROSS THE CEILINGS.... ALL DIRECTIONS AT THAT.. HAD COOLING ISSUES WITH THE FRONT BEDROOM ALL SUMMER LONG DUE TO POOR ENGINEERING AND DESIGN OF THIS HOME MODEL. EXTERIOR DOOR FRAMES NOT SEALED TIGHT . TILES ON ROOF NOT NAILED PROPERLY, CRACKS GALORE ON THE OUTSIDE STUCCO, INSULATION NOT INSTALLED IN ALL CEILING AREAS!. WIRES SHORTING ON LIGHT SWITCHES FROM INCORRECT INSTALLATION AND MUCH MORE....... PLEASE RECONSIDER IF LOOKING TO BUY A LENNAR HOME....LOOKS GOOD AT FIRST, BUT ENDS UP LIKE JUNK AFTER YOU START LIVING IN IT.

I have never-ever run into an organization such as Lennar and I have bought and sold several properties . Yes, I read the online reports from others regarding Lennar and I took it with a grain of salt . It seems Lennar as a whole is a disreputable company and hides behind the almighty dollar (payoffs) ! Without going into details , there are many , let me say stay away from Lennar !! They sell a cheap product even at 300 k , they are hustlers , they are all about making the sell for a bonus , they hold back details on all sorts of things until the very end ......then they Gotcha ! They should be avoided at all costs !!!!!!!! Buy an older home , get it inspected , find a reputable realtor ( good luck ) and do you home work .

We purchased a brand new home and 2 months after we moved in we got termites. Builder tried to tell us they were fire ants but I had an exterminator come out and they were termites. They finally agreed to take care of it but they didn't. They called some pest control that came and did a half ass job and drilled holes in our walls and never came back to finish job. 11 months later termites were back. Our home is cracking on the inside and you can see the stud nails breaking through the plaster. Our driveway is separated so much from street that u can see the steel bars. Our garage is about 3 inches separated from drive way. Our plumbing was awful and I had to get a plumber out there to fix things. It would let out this sewer smelling stench and the guy from Lennar told me its cause the pipes were dry. Gimme a break. So in a nut shell we feel like we are in a nightmare. This was the 1st we'd ever bought and now not so sure we want to again. We live in New Braunfels Tx and this Lennar neighborhood sucks!

Summer 2011 I had the misfortune of stumbling across a "Lennar community" in Orlando, what was supposed to be a secure and upscale subdivision. These houses are multiplex units consisting of six individual home units per building, each unit consisting of two stories and a built-in garage. The particular unit I was interested in was finished several months prior and was being used as a model home. I was happy with the floor plan and the location and decided to buy it as my first home.
They delayed the initial walk-through until a few days before the closing and I had noted that there were some flaws, mostly scuffs and dirt marks on the walls, but also a chip in the plastic of the shower and some cracks in the walls. I also noticed that there was physical damage to the kitchen window frame. They told me all of these things would be fixed before I moved in. They also assured me that the carpets would be cleaned. Additionally I noted that the security system and garage door opener were not installed and they told me it would be done. With all of that was going on, and my eagerness to purchase my first home, I overlooked several anomalies in their process.
On the day of the closing the person I was supposed to do the walk-through with did not show. I had to push the closing the next day. While doing so I mentioned that I would have a home inspector with me to check things out. RED FLAG - the Lennar rep said they do not allow home inspectors during the walk-through. My Realtor was with me and she said not to worry because new homes from reputable builders don't have these problems - big mistake.
Part 1 - The Home
During the final walk-through I noted that a bunch of the marks in the walls were still present. I also noticed the shower was not fixed and the security system and garage door opener were still not put in. They said that all of that would be fixed within the next few days when they arrange their contractors for it. After that I closed on my home, and received the keys and paperwork. When I got home that evening, the keys didn't work.
I called the Lennar 24-hour emergency service number and found that it was simply an answering service that could do nothing except create support tickets for the staff to receive the next day. Then they said that the earliest they could send someone to fix the door would be the following week. I started making an issue of the fact that I just spent hundreds of thousands of dollars on a new home only to not be able to go in because the keys were not working. Eventually they sent someone that afternoon, and I was finally able to go inside what was now my house. The damaged shower was also patched that day with a contractor's craftsman filling the defect with new plastic molding.
The following morning I found that I had a hot water problem, it was only lasting for 2-3 minutes before going cold. The earliest they could send someone was THREE WEEKS LATER in which many cold showers later they sent a contractor which found the AO Smith hot water heater had a bad temperature controller and repaired it. After that I still continued to have the problem only to be instructed to remove the cover panel and adjust the temperature myself a week after I called customer service with no answer. After that the problem was fixed, until the unit's second temperature controller failed a year later but was replaced under warranty again.
When the cable company came to set up my TV service they found Lennar did not hook up the wiring properly and the cable outlets had to be replaced. It was repaired free of charge by the cable company.
The week after closing I asked when they would be installing the security system and the garage door opener. Lennar told me to call the supplier's number that was on the sticker to receive the alarm system. Then they told me that there a garage door opener was NOT included with the property but that it was prewired for me to install my own. I reiterated that it stated on the Lennar checklist, which is part of the contract, "prewired garage door opener" as being one of the included items. They then repeated that means that the wiring is there for me to install my own and that they would not provide one. (BAIT AND SWITCH)
When I called the security system vendor they stated that I would need to pay $300 for the system plus a ridiculous amount per month for monitoring to get it at that price. When I called Lennar again telling them their checklist states "prewired security system" as being included they gave me the same story, that a security system was not included but that only the prewiring was, and furthermore the prewiring was proprietary to that one company's overpriced system. I ended up getting a DIY wireless kit from a more reputable vendor which still cost me money I shouldn't have had to spend.
I also noticed that where they "cleaned" the scuff marks they simply repainted over them. In the light you could tell they used the wrong paint in those spots, and many other spots on multiple walls where the coat did not appear proper. I brought this up to Lennar and they basically said that touching up the paint is part of routine maintenance and "you should act like other responsible homeowners and take care of it yourself". I was appalled by this statement and of course many of the scuff marks are still there. When I reviewed the matter with an expert painter he confirmed this phenomena of "flashing" which is caused by improper application of the coat, the only way to fix this is to apply brand new coats on the affected walls. Lennar refuses to fix the problem, I later found out the painting contractor went out of business. An appeal to a supervisor (whose contact information was a struggle to find in itself) resulted in only the one worst painted wall being repainted, which during that time the kitchen sink was damaged, and after Lennar attempted and failed to buff out the damage Lennar completely disdained itself from any responsibility to replace the damaged sink.
A month after purchase I vacuumed the floor to find that the carpet fibers clogged and ruined the vacuum. It was clear that the carpet was not professionally cleaned as promised. Lennar is still refusing to provide the carpet cleaning I was promised. Also there were some hard clumps in the carpeting, when Lennar sent the floor contractor he found there were solid pieces in the floor padding and cut them out. He said "this is normal for recycled padding" and that as it essentially consists of leftovers stuck together that this can happen from time to time. I bought a brand new house and had no reason to expect reuse materials would be used in this manner. Lennar refuses to replace the padding with new material. Furthermore there are numerous depressions in the pad that have since formed for no apparent reason which Lennar considers "normal wear" while flooring experts consider it to be greatly deficient.
Also there were hard metal nails jutting out of the kitchen cabinetry on the inside, which was repaired by the contractor. In one of the bathrooms one of the pieces of cabinetry was not attached properly, Lennar said the problem was water damage which voided the warranty. I was outraged of the insinuation that I water damaged the cabinet. I called the contractor directly who came out and confirmed the problem was a manufacturer defect, and repaired it.
The master bath marble counter-top is not flush with the wall and there is a sharp broken piece of wood on the bottom of it (apparently a shimmy) in which is hiding more holes in the wall. It appears warped, is not smooth and has apparent sanding marks all over and was measured to be leaning forward 1/2 inch, even though Lennar's own warranty document considers this a deficiency, Lennar refuses to replace it, stating it is still within guidelines.
The glass on the peephole on the door had physical damage which prevented me from seeing out, when it was replaced by Lennar it was determined the old one was not only damaged, but also installed incorrectly.
When winter came I noticed that there was a leak in the master bedroom window frame during a rainstorm. It was found that the glass was defective and it was replaced. During the repair a stain from spilled glue had formed in the carpet which Lennar refuses to fix.
As it started getting cooler, I noticed the master bathroom got really cold, really fast. No amount of heating would warm this room and so I could not use it throughout most of the season because it was freezing. Subsequently when it gets warmer outside this room is getting warmer than all of the other rooms and will not cool down no matter how much I use the A/C. Lennar did not address the issue until one year later by setting up an A/C balance, which did not fix the problem. Only after a structural repair to the bathroom floor months after that due to loose tiles caused by the floor sagging, did I see first hand that there was only an incredibly thin strip of insulation in between the floor and the exterior patio ceiling below it. The contractor himself stated it to be inadequate and was likely causing the problem. I instructed Lennar to look into the matter of this insulation, three months have gone by with no answer to the matter. To add to this, the floor now appears to be sagging at the opposing wall.
Just weeks after purchase the front door knob became stripped and had to be replaced. Additionally I noticed that there were screws missing in the stair railing mounts and a contractor was sent to install new screws. Had these rails detached due to this neglectfulness I could have fallen.
I also saw outside that there was apparent damage to the stucco and other residents of Lennar buildings in the neighborhood were complaining that the stucco was breaking away around the piping to the utility boxes and all over the outside wall because the work was not done properly. Over time major cracks had formed on my home as well. When I called Lennar they said they were not obligated to repair the outside, that it is the HOA's responsibility. Essentially they are refusing to stand behind their own product, warranty, and obligation for material defects occurring on brand new buildings that are just months old. As a result my brand new home looks like a piece of $%*t. At least I have an association that is stepping up and fixing it, rather than leaving me in a position of a perpetually deteriorating home.
When it began to warm up I noticed that some insects were coming in through the kitchen window. I opened the window to find the frame damage I noted in the initial walk-through had not been repaired. I contacted Lennar and their contractor came out and confirmed the entire window would need to be ripped out and replaced. When they installed the new window I noticed it was not the same as the original one. They told me that the original window manufacturer was no longer in business so that this one was the only one they could use. It wasn't even the same styling/layout and the color of this new window and track was different. It seemed and felt cheap. I asked them to confirm if this model was the same quality and value as the other one and they said yes. After they finished I noticed stains on the outside frame which wouldn't come out, and that it also the frame physically protrudes outward from the building to a noticeable degree. Additionally they used all of my touch up paint.
About a month afterward my suspicions were later confirmed that this window actually was an inferior and cheap replacement, which did not compare to the quality of the older window had it not been installed damaged. I knew because outside air and insects were coming in throughout the frame and a family friend with construction experience confirmed that this window is clearly a cheap replacement.
Immediately when I found this out I contacted Lennar and told them that this new window is not of equivalent standards and needs to be replaced with a better one. Lennar refuses to perform their obligation to replace the window with one that is of equal or superior quality to the original window. They state that the new window meets the code requirements and additionally there is no requirement for windows to keep out bugs and therefore they will not change out the window. I told them that it doesn't make a difference what the code is, that the fact of the matter is that the new one is not the same quality as the old one. They said well that this is the window that they are using in all the new homes now, and that I would need to get a letter from a certified contractor attesting to this to add to "my file" and that they would then take it "under consideration." Additionally they refuse to give me replacement touch-up paint because "we no longer include touch-up paint with new homes."
In one of the bathrooms the wall appears to be pealing away. Lennar told me it was just misapplied drywall tape and said I should BUY, out of my own pocket, glue to stick it back in place despite this being an issue that should be fixed under warranty.
The stairs at the top of my staircase began to lean forward posing a fall hazard when going up and down the stairs. Two months after the complaint a contractor confirmed the wood was defective and replaced the top four stairs.
A plumbing issue developed where the master bathroom outflow kept backing up with air pockets, water collecting, and bubbling noises coming from the pipes. It was found that the plumbing wasn't installed sloping right. I was left with a gaping hole in my living room ceiling for over a week until the problem was supposedly fixed.
There were at least 20 holes above my cabinets in multiple places, it appears someone from Lennar had attempted to fix this with bathroom tile caulk before I bought the home. The wall also feels weak in that area which I believe this may be damage from a possible attempt to hang model furniture. This has since been patched.
The front door hinges are showing extensive rust. Lennar constantly refused to do anything about it claiming it was normal with the humid Florida weather. However a door hardware specialist said this would be the result of improper galvanization of the part, a manufacturing defect, that this shouldn't happen for five to ten years at least. Lennar now says they have no obligation to replace the part as the contractor has gone out of business.
An electrical problem was identified when I tried to install ceiling fans. After Lennar refused to help stating that ceiling fan installation is not covered under warranty, I pressured them further and was given the contractor's information. After the contractor confirmed Lennar gave authorization for the work, they identified wiring defects and fixed the problem, only to then unscrupulously bill me months later, and of course Lennar refuses to protect me from their own contractor behaving as badly as them!
There is extensive cracking forming in the walls, it is worst in the garage where it runs the entire length of the ceiling where it meets the wall, and is wide enough to see into. There was also faulty workmanship around multiple windows where there were gaps in the drywall that were simply filled with caulk and painted over leaving noticeable indentations in the wall bigger than one's finger. Additionally there were holes forming in the garage ceiling around where the door tracks were installed. Lennar says they are all just the result of "settling" and that I should repair them myself, an appeal to a supervisor resulted in many of these items being fixed except the large cracks in the garage. The drywall contractor said that Lennar installed the garage door tracks improperly, causing the holes to develop in the ceiling.
Also one of Lennar's contractor's trucks had leaked a substantial amount of oil on the driveway. Lennar refuses to take responsibility and clean their mess, falsely accusing my car of being the culprit.
As time progressed I realized when a contractor Lennar hired to do work on a home goes out of business, Lennar does whatever it can to try avoiding to fix it knowing they would have to pay out of pocket for the repair. I can count three contractors so far. So some items apparently had no warranty coverage at all before I even moved in the home. And of course it is greatly distressing when Lennar's representatives use the terms cheap this, cheap that, cut-corners, reject product, we know it's substandard but it is an industry practice, to describe the home I paid top dollar for from them.
Part 2 - The Neighborhood and What They Didn't Tell Me
Lennar represented this neighborhood to me as a upscale and secure "Lennar community" but that is far from the truth. This community actually was built by Engle/Tulsa Homes which went bankrupt and that it was only the last five buildings (30 homes, mine included) that were being built by Lennar after they bought the assets of Engle/Tulsa. The first day after I signed the contract for the home while waiting for my front door to be fixed the Lennar rep spent a good hour bad mouthing the Homeowners Association and "their poor upkeep of the community"! In reality that was the furthest from the truth... which I later found out at the first HOA meeting.
I found out afterward that the neighborhood had been plagued by high crime dating back to when Engle was still building homes, but this had not been disclosed to me at all. There had been frequent burglaries in the community and other incidents which had caused me to feel afraid in my own home, despite Lennar falsely representing my community as safe.
Furthermore the west side perimeter wall was never built after Lennar bought Engle/Tulsa and Lennar has refused to erect a barrier, as a direct result the security of the neighborhood was severely compromised. Therefore, the "safety" of the community was blatantly misrepresented. I also identified another community Lennar is constructing in a high-crime area with no perimeter walls or fencing whatsoever, of which their representatives are currently making the same false claims regarding security.
When the residents of the subdivision and HOA had complained to Lennar and demanded they fix the problems that were occurring with the Engle buildings, which were now the responsibility of Lennar, Lennar filed a lawsuit against the HOA to intentionally cause distress to the community and willfully avoid meeting their known obligations.
Also during the purchase of the home, Lennar failed to disclose to me that the HOA dues were rising due to the problems THEY CAUSED such as damage to the irrigation infrastructure and roads, and additionally after closing they refused to provide to me a wireless remote for the entry gate.
Part 3 - The Appliances
The home was equipped with a supposedly new GE side-by-side fridge, glass top range and stove, microwave, dishwasher, clothes washer and dryer.
The clothes washer has damaged numerous items of clothing, when I was looking at the house I was told it did have a gentle cycle, I specifically asked about that. Turns out it does not have a gentle cycle, they originally said that "pulsed" was the gentle cycle and then now they say I should use a whole mirage of settings and separate washes for my different types of clothing with this model. Lennar refuses to provide me a washer with the required setting that I need, that I was told the provided washer would have.
Since day 1 I have had issues with the fridge with condensation forming in my beverage and food containers causing my groceries to constantly spoil prematurely. I have had nothing but excuses from GE and Lennar, raise the temp, lower the temp, I need to put more things in the fridge, put the things in smaller containers, etc. They have not done a proper workup of the fridge and they have refused to replace it claiming "it is working properly". There is no reason I should be stuck with a defective appliance.
The dryer vent tube was installed improperly and Lennar refused to fix it despite bringing it to their attention in the walk-through (it was too long and had bends in it, in violation of manufacturer instructions). They claimed GE installed it and it was their responsibility. GE's tech said they didn't install the appliances however they fixed it anyway.
I later found that the appliances had actually been in the home since it was built as a model home. Despite that Lennar refuses to give me new ones, stating that the appliances that were put in the home were the ones that I get with the home, despite that they had been used for a period of nearly a year.
All in all, I have missed a lot of work to get issues fixed, and I have encountered so many encumbrances, problems, and broken promises with the home. I expected a whole lot better.

I found your post on a website while searching to see if others had complaints about Lennar new homes.
My home is less than 5 years old in the Summerlyn subdivision in Leander, TX. These are the problems I've noted:
- No one contacted me when my one-year inspection was supposed to take place. So I never had one. I was told when I bought the house that they would be calling me to schedule the appointment. They made big promises about their customer care service. Ha.
- The AC had to be repaired twice within the first 6 months. They did fix that but only after I kept after them.
- The cabinets are not level. Not something I noticed in my pre-closing inspection. I did notice it when I installed hardware - but too late for me to get a remedy from Lennar.
- The sprinkler system was not installed correctly and it has broken 3 times. They only fixed it the first time and then said it was my problem. They knew it needed to be installed differently but said that I would have to pay several hundred dollars to another contractor to take care of the problem.
- My tub had strange holes in it that were found only after having company use the bathroom (guest bath) over one year after I purchased. The holes had obviously been filled with some sort of paste/caulking that fell out the first time the tub got wet.
- There is some sort of water leak coming from a mysterious place above the baseboard close to my shower in the master bath.
- There is some sort of water stain on the bottom of the sink cabinet in the master bath where the drain pipe goes.
- I have had three outlets burn out in the master bedroom. We had to replace outlets and realized that we had wiring problems.
- I had to replace a kitchen ceiling light due to wiring problems.
- You can see daylight around the front door.
- The back door sticks.
- The master bathroom doors stick.
- We found clumps (lots and large) of concrete mixed in with the the soil all over the yard when we have tried to improve the landscaping.
- The security system that was hard-wired into the house almost caused a fire due to wiring problems. Now it doesn't work at all.
- The appliances are such a joke - the absolute bottom of the line appliances were installed. I've repaired the fridge, the oven, the dryer, the washer, all within the first 36 months. The microwave vent never worked properly from the first inspection on and was never fixed. I finally replaced the dishwasher totally. You get what you pay for there I guess.
- The fence started falling over within 6 months. The fences all over the subdivision look horrible.
- I feel like I live in a shack, a small step up from a mobile home - but for a quite a price.

We moved into our Lennar home nearly eight years ago, and from the time we first moved in until the present time, we have had an odor problem in the home. It is an indescribable odor - in clothing and other fabric or upholstered furniture, it is a musty, moldy smell. Other times when it can be detected in the air, it has a chemical/rather acidic type of smell, often with a sweet, background odor. Other than when you first enter our home, the odor is usually not obvious, but it is readily apparent in our hair and clothing and other items when we leave the house/take items from the house. After awhile numerous guests and family members who had stayed here informed us that the odor was in their clothing, hair, luggage and other personal items. It remained/remains in their items for weeks, even months, and was even detected in our son's office by a co-worker when our son wore a sport coat to work that he had worn here weeks before. Lennar has worked with us periodically to resolve this issue, though there have been long lapses of time when they promised to get back with us on an outstanding issue, but didn't. They have now refused to do anything else unless we can prove that the odor is from a construction defect. We have spent thousands of dollars on many types of testing, but nothing has revealed the source of the problem. We are also aware that the odor is in food items taken from our home to the point where it can be "tasted." Another point of interest is that two other homes on our street have the same problem, and both of those homes are the same model as this one. It seems obvious that the problem has something to do with a design flaw or construction defect/error, but so far we have no proof. We are retired, and never expected to be spending our retirement years like this. This problem has caused us much frustration, embarrassment and even family conflict, as many of our family members are afraid to stay here.Any information or assistance that anyone could provide would be greatly appreciated.

We took ownership on our home in October 2003. We had minor issues, frustrating but not the end of the world. In 2009 I noticed water marks on the drywall in the garage. We called a roofing company and they said the roof had a flat spot so the snow and rain puddled on the roof. We called Lennar and they had someone come put a pitch on the roof. Now 2 years and 4 months later we have been sick with allergies and pneumonia so I started checking around the house. We have a ledge in our basement that happens to be the same wall in the garage and I found mold. I called Lennar to come look at it and they said its our problem because we are 4 months past the warranty period.
This company has no ethics, and they are so unprofessional. I called the headquarters customer care and he was just as rude as the local guys.
If the roof would have been properly installed when the house was built we would not have this problem. I am so shocked and appalled at how I was treated and spoken to. I've spoken to 3 levels of customer care employees including headquarters and they were all so rude. I wonder if this is how they are trained.
I'm not asking for medical bills paid and money... I just want them to fix the problem they created.

THE DRY WALLS IN MOST OF THE ROOMS ARE CRACKING ALL THE WAY ACROSS THE CEILINGS.... ALL DIRECTIONS AT THAT.. HAD COOLING ISSUES WITH THE FRONT BEDROOM ALL SUMMER LONG DUE TO POOR ENGINEERING AND DESIGN OF THIS HOME MODEL. EXTERIOR DOOR FRAMES NOT SEALED TIGHT . TILES ON ROOF NOT NAILED PROPERLY, CRACKS GALORE ON THE OUTSIDE STUCCO, INSULATION NOT INSTALLED IN ALL CEILING AREAS!. WIRES SHORTING ON LIGHT SWITCHES FROM INCORRECT INSTALLATION AND MUCH MORE....... PLEASE RECONSIDER IF LOOKING TO BUY A LENNAR HOME....LOOKS GOOD AT FIRST, BUT ENDS UP LIKE JUNK AFTER YOU START LIVING IN IT.

Finding help with this dilemma has me feeling like I am trying to order a steak at a vegetarian restaurant. Poor analogy maybe, but I trust that you understand what I mean. I never realized that buying a new home could have such a negative impact on our lives. To add to this nightmare, ever since I wrote an email to the CEO of Lennar my work life has spiralled down hill. Oh, by the way I work for Lennar. A different division from the one that built our house however, it has been made quite clear that we are in the same family.
I believe that the answer is yes, we do have a mandatory binding arbitration clause in our contract. Not 100% sure but this is California and need I say more. We have learned that California's Senate Bill 800 ruling means nothing to Lennar since our request for plans and reports pertaining to our home was denied by the division president in writing (email).

Finding help with this dilemma has me feeling like I am trying to order a steak at a vegetarian restaurant. Poor analogy maybe, but I trust that you understand what I mean. I never realized that buying a new home could have such a negative impact on our lives. To add to this nightmare, ever since I wrote an email to the CEO of Lennar my work life has spiralled down hill. Oh, by the way I work for Lennar. A different division from the one that built our house however, it has been made quite clear that we are in the same family.
I believe that the answer is yes, we do have a mandatory binding arbitration clause in our contract. Not 100% sure but this is California and need I say more. We have learned that California's Senate Bill 800 ruling means nothing to Lennar since our request for plans and reports pertaining to our home was denied by the division president in writing (email).
